Leasing Requirements

BEGINNING THE PROCESS:

Application Submitted for an apartment with Chester Woods, is not guaranteed.

Prior to submitting application, you must have completed an application with Triad Housing and have been screened for income Qualifications.

This Application will require:

  1. Positive Credit/Debt to income History

  2. Positive Rental History

  3. Each resident over the age of 18 must submit a separate application.

  4. Application fees are non-refundable.

If you have a lock on your credit, please have it removed prior to submitting your application.

Upon receiving an acceptable credit screening you will be notified with the next steps.

PRIOR TO MOVE IN:

Due 2 weeks prior to move in are as follows:

  1. Certification document from Triad. This document needs to be received before the apartment home can be toured.

  2. Security Deposit - Equivalent to one month’s rent. (This amount must be paid online)

  3. First Month's Rent (This amount must be paid online)

  4. Proof of renter's insurance - Minimum $300,000 personal liability. 

  5. If you are bringing a pet, documents and payment associated with your pet (s) will need to be taken care of as well.

MONTHLY COSTS:

In addition to the base rent, tenants are responsible for the following:

  • Valet Trash Pick-up $20/month

  • Electric - (Varies monthly billed by PSE&G)

  • Gas - (Varies monthly billed by PSE&G)

Included Costs: Water/Sewer, Fitness Center access, Club room, Dog park,  Pool access (2023) and Children’s Playground (2023)
